Night cooling is also provided by the passive ventilation system.

A central ventilation switch was installed within the reception area to allow each ventilation zone to have manual control of the automatic windows for a pre-determined time before automatic control is resumed.

Control system installed : Satchwell Satchnet Control system integrated with Velfac200/WindowMaster system controlling over 300 motorised windows

The project is an impressive three-storey new office development, which incorporates an atrium area.

All vertical windows were fitted with VELFAC WMX 817 motors.

Each façade on each floor of the building was treated as a separate zone. In addition the atrium operated by WMS VELFAC 805/750 spindle motors.

The ventilation system is divided into 4 separate zones per floor plus the atrium.

The heating system is divided into 21 zones and controlled depending upon the ventilation mode.

The motorised windows are opened depending on the wind speed, wind direction, indoor temperatures and outdoor temperature. Opening during rainy conditions depends on the window location

If the wind speed increases above a pre-determined level, the motorised windows in the direction of the wind are kept closed.
